Additionally, there is an underground storage room, where 3,500 bottles of premium wines are stored at a constantly controlled temperature: Saperavi, Rkatsiteli and Mtsvane (vintage: 2018–2019). This unique collection is included in the cellar’s ​​sales package. The underground storage room holds 11,000 bottles, while the upper storage room holds 10,000 bottles in total. The entire territory covers an area of ​​3.3 hectares (part non-agricultural), of which 2.2 hectares are planted with Saperavi vineyards with a drip irrigation system. An irrigation canal runs through the plot, and drinking water, natural gas, electricity and internet are provided. The technical infrastructure of the cellar fully includes modern equipment necessary for wine processing and bottling: stainless steel tanks, pumps, presses, strainers, filters, etc. The cellar space is also adapted for tourist services. The territory is equipped with ethnographic spaces for receiving guests: a pavilion, designed for 35–40 guests, with an outdoor fireplace, a barn and a barbecue area. On the underground floor of the building there is a wine storage room - 60 m², and on the first floor there is a 330 m² production zone with bathrooms. On the second floor - a 105 m² residential block for guests, fully furnished with furniture and appliances (3 bedrooms, living room, kitchen, bathroom), to which is added a 225 m² veranda with seating areas and outdoor furniture. The territory is provided with parking for up to 50 cars. In addition, the complex comes with an approved, fully prepared construction project for a 4-star hotel - designed for 25 rooms. The project includes a detailed design solution for indoor and outdoor pools, sauna, massage room, conference hall, restaurant and bar spaces.
